Pre-Approvals:
It is a good idea to be pre-approved for mortgage financing before entering into a contact. To be pre-approved you must supply your mortgage broker with an application stating assets & liabilities, income and other personal information. You will also be required to provide income confirmation, usually a job letter and pay stub or T4. Once pre-approved you will have a clear picture of what you can afford allowing you to enter into a purchase contract with confidence.
Refinancing/ Consolidation Loans:
Even with today’s rising interest rates, historically, they are still very low. With this in mind, combined with rising property values, many Canadians are choosing to refinance their existing mortgages. Refinancing replaces your existing mortgage loan with a new mortgage, often at a new lower rate.
